Submitting the booking form constitutes a booking request and does not automatically create a final confirmed reservation.
After successfully submitting a request, the guest receives a booking reference number and an email notification. The selected dates are temporarily blocked from further bookings.
A reservation is considered confirmed only after Stara Zagora Stays sends an explicit written confirmation by email.
For bookings paid by bank transfer or card, confirmation is issued after payment has been received and verified. For bookings paid in cash upon arrival, confirmation is subject to the host's explicit approval.
Simply opening a payment page or returning from it does not constitute proof of successful payment.
If a technical error, lack of availability or inability to provide the accommodation is identified, the guest will be informed and no payment will be required for an unconfirmed booking request.
All prices are displayed in euros (EUR).
Discounts based on the length of stay and applicable holiday surcharges are included in the booking calculation.
For stays of 28 nights or more, the monthly pricing arrangement applies, including any applicable holiday surcharges.
A minimum stay of three nights is required for bookings covering the designated Christmas and New Year periods.
Additional services or fees may only be charged if they have been clearly disclosed to and accepted by the guest in advance. No undisclosed fees will be added during the booking process.
Bank transfer: Payment must be made according to the instructions provided after submitting the booking request, normally within 24 hours. Payment is considered received once the funds have been verified.
Cash on arrival: This payment method is available only with the host's explicit approval. No advance payment is required within the 24-hour period unless otherwise agreed in advance.
Card payment / Pay By Link: The guest will receive an individual payment link to the secure payment page operated by Paysera. Card details are neither entered into nor stored by Stara Zagora Stays. Payment is considered successful only after its status has been verified.
If the required payment is not received within the specified period, the host may notify the guest and cancel the booking request.
Cancellation 72 hours or more before the scheduled check-in time: A full refund of the amount paid.
Cancellation less than 72 hours before check-in, but before the calendar date of arrival: 25% of the total booking price will be retained, and the remaining amount paid will be refunded.
Cancellation on the calendar date of arrival: The amount paid for the reservation is non-refundable.
No-show without prior notice: 100% of the total booking price will be retained.
Cancellation deadlines are calculated using the published check-in time of 3:00 PM, in the Europe/Sofia time zone. Cancellations made on the calendar date of arrival are subject to the specific same-day cancellation rule, regardless of the number of hours remaining before 3:00 PM.
The date and time when the cancellation email is received, according to the Europe/Sofia time zone, will determine which cancellation conditions apply.
If we cancel a confirmed reservation for reasons attributable to us, the guest will receive a full refund of the amount paid, without prejudice to any additional statutory rights.
Approved refunds will normally be made using the original payment method within 14 calendar days after confirmation of the refundable amount.
For refunds of bank transfers, an IBAN may be requested solely for the purpose of processing the refund. No undisclosed administrative fees will be deducted.
For accommodation services provided on specified dates, the statutory 14-day withdrawal right applicable to certain distance contracts generally does not apply. This does not affect the contractual cancellation rights stated above, once agreed and accepted.

Guests must respect the maximum occupancy of the apartment, the peace and quiet of neighbouring residents, and applicable safety rules.
Parties and events are not permitted. Smoking inside the accommodation is prohibited.
Guests are responsible for proven damage caused by them, in accordance with applicable law.
No undisclosed deposits or automatic penalties will be charged.
Personal data is processed for handling and fulfilling booking requests, communication, payments and compliance with legal obligations.

Consent to receive marketing communications is separate and optional. It is not required in order to accept these Terms and Conditions or submit a booking request.

These Terms and Conditions are governed by Bulgarian law, without restricting any mandatory consumer rights.
Important: If any provision of these Terms and Conditions is found to be unenforceable under mandatory applicable law, the relevant statutory provision shall prevail.
